What in the world makes Sequim WA so great? Why has Sequim WA been named One of Ten Best Places to Retire in America and The No. 1 City to Grow Old and Be Happy. There are a lot of reasons, and they grow on you the longer you live in Sequim. I’ll share just a short list here of key reasons that the quality of life in Sequim is so amazing.

I’ve said before that if you could make a checklist of 100 of the most important things you would want in the perfect retirement location, Sequim would have more of those items checked than any other place in the U.S. When it comes to growing old and being happy, many other people involved in a national survey conducted by the Huffington Post agree that Sequim is one of the Best American cities for Growing Old and Happy.

Retirees who move to Sequim WA often say that their stress level dropped substantially, and not just because they retired. Many retired before they moved to Sequim. There is the climate and weather, which includes the famous Sequim Blue Hole or the Sequim Rain Shadow, and that creates a wonderful home without temperature extremes either way. But we also have year-round recreation, hiking, boating, sailing, fishing, biking, jogging, flying, and just about every activity you can think of. We are off the beaten path of the I-5 corridor, which means we don’t have traffic jams and lots of people driving through Sequim WA. We are a quiet rural community, and most people living here have traditional values, and everyone talks about how friendly people are.

Life is wonderful in one of the best places to live and retire, Sequim WA.

Real Estate Award Given to Sequim Realtor

What Will Happen This Winter with Sequim Real Estate?

Sequim real estate sales typically slow down in the coldest winter months, but if you were thinking that buyers quit coming and stop buying during the winter months, think again. I’m showing houses today, the coldest day so far this winter. Here it is 36 degrees F, and I have buyers arriving during the coming weeks all the way up to Christmas day. Granted, it slows down, but it does not stop. Why are buyers still arriving and buying? I’ll tell you why.

The retirement timeline is not controlled by the weather, and apart from long term retirement planning, people have a retirement date that is set on the calendar. Some will choose to retire later than planned by one or two years because of the economy or other financial considerations, but by and large people retire based on their own calendar. Retirement dates differ, so people retire every day of the calendar year, and that means people come to look at Sequim real estate when it is convenient for them. That may be prior to that magic day on the calendar, or it may be after, but come they do throughout the year. Even in the winter months Clallam County will normally have at least one home selling every week day.

Sequim real estate sales do pick up in late February or March and then the market is pretty busy through September in the fall. But why do retirees buy homes from October through February? Because they know that there is less competition, and if they wait until the spring, the ideal home they want will most likely will be sold. So they plan, they shop, and at the right time they buy, regardless of what month that is. That’s why Sequim real estate keeps selling all year long.

Real Estate or Gold

Real estate or gold? That is the question. But the answer is kind of easy, isn’t it? Since July of 2011 the price of homes have slowly and steadily increased, and in some areas of the country, there have been 25% to 50% increases over this same time period. But gold has dropped precipitously from over $1,900 per ounce to $1,216 today (update on Nov 12, 2014 with gold at $1,162), which is a 37% dramatic drop. Hence this article about real estate or gold.

There is no guarantee that buying your retirement home in Sequim is going to be an investment that immediately begins to appreciate, but there is a high probability that we are at or near a bottom in real estate prices and the high likelihood is that homes are going to slowly appreciate over the next decade until we are back at 2005 price levels. We can’t have that same confidence in the price of gold. What is bothersome about gold is that the gold peddlers have been claiming you need to buy gold every single day since it has fallen 37%. Wow. Could anyone offer worse investment advice? No, but here’s how they claim they never recommended it as an investment. They claim it is a hedge against inflation. Right. Meanwhile they earn a commission every time you buy (or sell) gold. Thank you very much. What would you choose today, real estate or gold?

I strongly recommend buying a conservatively priced home in Sequim as your retirement home. Don’t you think that’s a better idea than buying gold?

Sequim homes are selling, and the inventory is not being replenished fast enough to replace the ones sold. Builders have not had the financial incentive to build homes for seven years. But there are some new listings coming on the market, like this home, which is only 4 miles from downtown Sequim, on a dead end street in a quiet neighborhood, and sits on a fully fenced acre. This home is right in the Blue Hole, which means this location gets only 16 inches of rain each year, one-third of Seattle’s.

This 1,400 square foot, 3 bedroom, 2 bath home all on one level is currently being remodeled. Exciting Times in Sequim

These are exciting times in Sequim. The real estate market is seeing the greatest activity it has seen in seven years, and as I show buyers homes from Diamond Point to Sequim to Port Angeles to Freshwater Bay, they are excited about buying a home and retiring in the Sequim area. The Sequim economy is thriving, and is the center of healthy economic activity on the northern Olympic Peninsula. This coming weekend is the annual Lavender Festival, which attracts 35,000 people to Sequim. Retirees are moving to Sequim from around the country. Many are visiting and planning to retire here, and many are discovering that the Sequim blue hole or rain shadow is very real.

Because Sequim has become a magnet for retirees, the Sequim economy has been somewhat shielded from the drastic economic cycles that have hit many parts of the country. While some parts of the country have had businesses closing their doors and have suffered from laying off working parents, Sequim does not suffer the same curse. Retirees with stable pensions are not affected in the same adverse way, and that also means the service industries in Sequim continue as normal.

Sequim Real Estate – What’s Selling?

Sequim real estate is moving, as in selling. Water views are in demand as they always have been. A nice water view in a nice area with a nice three bedroom home all on one level, and priced reasonably, is a rare find in this market. A panoramic mountain view is to die for, and while we do have plenty of mountain views, a great mountain is rare. There is plenty of Sequim real estate with a peek-a-boo water view or peek-a-boo mountain view, but not many with the kind of view that makes you sigh.

It was a modern home, almost like something out of a Homes and Garden Magazine, and it would be right at home in Beverly Hills or some exclusive place in California. But it was in Sequim up in the mountains on 15 acres with a barn. What a gorgeous piece of Sequim real estate. Okay, this would not be everyone’s cup of tea, but for these buyers, it is a piece of Heaven. The mountain view is unbelievable. Well, let me show it to you.

Looking for a Sequim Farm?

Are you looking for a Sequim farm? If so, what kind of Sequim farm? A horse farm? Donkeys? Crops? Cabbage? Hay? Cows? A little family mini-farm? What you seek may be hard to find, and of course, a big part of the filtering process will involve price. The perfect Sequim farm is usually priced a little higher than most people’s budget. Searching the MLS for that perfect Sequim farm is not easy, because not all listing agents input their Sequim farm listings in exactly the same way. In other words, they may call their property a “horse property” in the MSL, or they may call it a “farm, a property with a shop,” or something else. Some properties that would be the perfect farm may not currently be a farm.

The Sequim real estate market is definitely healthy. Sequim has been a popular retirement haven for retirees from all over the United States, from Florida to Alaska and from New York to Hawaii. And Sequim is famous for its Blue Hole or Rain Shadow, because we only get one-third the rainfall of Seattle, which is only two hours away. So maybe it should be no surprise that buyers are arriving from all over the country. Housing markets in particular areas of the country have improved, and some people are selling their houses quickly for full price. These same people become buyers in Sequim, and they have been buying suddenly.
