What if there was a free online site or affiliated sites where you could find the answers to any of hundreds of Sequim real estate questions? There are two sites that do answer your questions, and these two sits answer literally hundreds of questions that buyers have been asking for two decades about Sequim.

The first site is this Sequim MLS site, which is full of articles answering questions. As the best Sequim MLS site, it was designed and programmed specifically by me in exactly the way buyers have wanted. Sequim Real Estate Maps and Documents

Sequim real estate maps and documents are hard to find online.  The Internet addresses for these Sequim maps are impossible to remember, especially the long government websites that don’t have logical names.  I’ve collected some of the most useful links to Sequim real estate maps so you can easily find all the information you need on particular properties.

1.  Tax Assessor’s Site is packed full of useful information on their Sequim maps where you can look up any home or vacant real estate in the county by address, name, or tax parcel number.

2.  The County Parcel Maps have a tremendous amount of information available at your fingertips. You can look at Sequim maps showing boundaries and dozens of selectable map features (roads, streams, lakes, tribes, DNR land, the Discovery Trail, city and county boundaries, etc.).  By the way, the county programming on this Sequim real estate map will not load the map if your browser is sized too large. If it doesn’t load properly, reduce the size of your browser on your monitor.  This is true for all the county online maps.

3.  The County Boundary Maps are where you can see many more specific pieces of information about a property by selecting options in the right margin, like which irrigation district a parcel is in, school districts, hospital districts, precincts, fire districts, and so on. This looks very similar to the last map, but they are different.  On the last map, for example, you won’t see irrigation districts.

4.  The Parcel Status is where you can see the complete status of a property on all county issues. You can find out on this page if the land is included in the Dungeness Water Management area. You type in the tax parcel number and hit search, and up comes a screen with a link on the parcel number, and when you go to that link, you’ll get a page full of more information and links on documents effecting that parcel.  Copy and paste this tax parcel number (033029550130) into the page below, and you’ll have an excellent example of the information you can see.  All tax parcel numbers in this system must be typed with exactly 12 digits.  If you have more zeros, delete them.

5. The County Auditor’s site includes all recorded real estate documents. This is where you can look at warranty deeds, deeds of trust, foreclosure notices (Notice of Trustee’s Sale), CC&Rs (Covenants, Conditions, and Restrictions), plats, and much more.

These Sequim real estate maps are very useful when you’re thinking about buying a property.  You need to know about the property restrictions and what you can and cannot do.  If your property will have a private well, you need to know if you’re in the water management rule that restricts residential use to 150 gallons per day for an entire family. If you will have a mini-farm or animals, you may want to be within one of our irrigation districts so you can have access to more water from April 15 to Sept 15.

There’s no way to memorize these url’s.  They’re too long and not intuitive, so be sure to book mark this page for future reference.

Sequim Buyers Coming From the Deserts

Where are Sequim buyers coming from? Sequim buyers come from every state in the union and a few foreign countries, but we do have a lot of Sequim buyers coming from the hot southern states, like southern California, Nevada, Arizona, and Texas.

I’ve sold homes to Sequim buyers from about half the states in the U.S. and from the Netherlands too. I’ve had buyers from Alaska and from Texas. People from the north who are retiring are thinking they don’t want to live in 40 or 50 below zero anymore, and folks from the southern hot zones are thinking they’ve done 110 degrees long enough. In this photo above, my son and daughter are enjoying the sights of Red Rock Canyon outside of Las Vegas. We had a great hike that day. But Nevada can get hot.

Sequim buyers are attracted to Sequim for many reasons, but one of the major reasons is that Sequim does not have temperature extremes. Read all about the Sequim Blue hole. What Will Happen This Winter with Sequim Real Estate?

Sequim real estate sales typically slow down in the coldest winter months, but if you were thinking that buyers quit coming and stop buying during the winter months, think again. I’m showing houses today, the coldest day so far this winter. Here it is 36 degrees F, and I have buyers arriving during the coming weeks all the way up to Christmas day. Granted, it slows down, but it does not stop. Why are buyers still arriving and buying? I’ll tell you why.

The retirement timeline is not controlled by the weather, and apart from long term retirement planning, people have a retirement date that is set on the calendar. Some will choose to retire later than planned by one or two years because of the economy or other financial considerations, but by and large people retire based on their own calendar. Retirement dates differ, so people retire every day of the calendar year, and that means people come to look at Sequim real estate when it is convenient for them. That may be prior to that magic day on the calendar, or it may be after, but come they do throughout the year. Even in the winter months Clallam County will normally have at least one home selling every week day.

Sequim real estate sales do pick up in late February or March and then the market is pretty busy through September in the fall. But why do retirees buy homes from October through February? Because they know that there is less competition, and if they wait until the spring, the ideal home they want will most likely will be sold. So they plan, they shop, and at the right time they buy, regardless of what month that is. That’s why Sequim real estate keeps selling all year long.

Sequim Real Estate – What’s Selling?

Sequim real estate is moving, as in selling. Water views are in demand as they always have been. A nice water view in a nice area with a nice three bedroom home all on one level, and priced reasonably, is a rare find in this market. A panoramic mountain view is to die for, and while we do have plenty of mountain views, a great mountain is rare. There is plenty of Sequim real estate with a peek-a-boo water view or peek-a-boo mountain view, but not many with the kind of view that makes you sigh.

The home in this photo recently sold. It was a modern home, almost like something out of a Homes and Garden Magazine, and it would be right at home in Beverly Hills or some exclusive place in California. But it was in Sequim up in the mountains on 15 acres with a barn. What a gorgeous piece of Sequim real estate. Okay, this would not be everyone’s cup of tea, but for these buyers, it is a piece of Heaven. The mountain view is unbelievable. Well, let me show it to you.

Sequim Real Estate Market

The Sequim real estate market is quite unique and a full explanation of how we got to this place and where this market is likely to go would be a short book. This is the briefest of explanations. Sequim has been a very popular retirement destination for several decades, but since we are off the I-5 corridor by a couple of hours, we are shielded by the explosive growth that occurs in many rural retirement havens.

Over the years, Sequim has attracted some of the most extraordinary people, people who are well educated, mature psychologically and emotionally, and yet humble. The community is full of intelligent, mature, and financially conservative retirees. This means they haven’t overextended themselves by refinancing many times and pulling equity out of their homes, which also means we have very few foreclosures or short sales in Sequim.

The Sequim real estate market is very stable. But since the majority of our buyers come from out of state, our market is subject to the weaknesses of markets around the country. If homes are not selling in southern California, we won’t have very many buyers in Sequim. But when the market gets hot elsewhere, the Sequim real estate market gets hot. sequim real estateSequim real estate has always been a target for retirees, at least for the last 25 years, but this year retirees are looking and buying aggressively. Retirees from around the country have been watching Sequim for years, and as they have approached their official retirement date, their search for their ideal home picked up its pace. Many have come to Sequim several times over the years to see if this is where they really want to retire. Looking at homes is another way to the ultimate decision.  I give tours to retirees who are considering Sequim, and I can tell you we have a great time.

A lot of Sequim real estate is selling fairly quickly, but there are still many homes that continue to sit on the market for a long time. Here’s the reason.  Retirees who are in their 50’s and 60’s have similar preferences.  That beautiful newer custom built home with three bedrooms and two baths, a deck, a nice yard with some privacy, within the famous Sequim Blue Hole, and reasonably priced, all on one level with no stairs, or at least not lots of stairs.  Does that sound like your ideal home?  It is for the majority of people moving to Sequim.

Looking at Sequim real estate ought to be a lot of fun, and it is if you do it right.  I always recommend taking a tour of the Sequim area first.  If you’re vacationing and just looking at the area, have a great time driving all around and outside of Sequim.  If you’re getting close to buying a home, why not contact a Sequim Buyer’s Agent, and look at some homes while you’re here.  That will help you make the decision about whether Sequim is the right place to start the next exciting phase of your life.
