Sequim Homes

July 22, 2014 by Chuck Marunde

Sequim homes are selling, and the inventory is not being replenished fast enough to replace the ones sold. Builders have not had the financial incentive to build homes for seven years. But there are some new listings coming on the market, like this home, which is only 4 miles from downtown Sequim, on a dead end street in a quiet neighborhood, and sits on a fully fenced acre. This home is right in the Blue Hole, which means this location gets only 16 inches of rain each year, one-third of Seattle’s.

Sequim Homes for Sale

This 1,400 square foot, 3 bedroom, 2 bath home all on one level is currently being remodeled. That includes hardwood floors, an entirely new kitchen, new bathrooms, new windows, a new roof, and the list goes on. It’s hard to find a home on one acre, and all of this acre is useable. Want to have your own little orchard? This would be perfect. Want to raise some sheep or goats and chickens? Maybe you just want to have your own organic vegetable garden. Almost too good to be true, isn’t it? This home hasn’t been priced yet, but will probably be listed in the neighborhood of $245,000.

Watch Sequim4Sale.com to keep up on new listings like this one, because the best homes in the best areas at the best prices are selling quickly.

Exciting Times in Sequim

July 13, 2014 by Chuck Marunde

These are exciting times in Sequim. The real estate market is seeing the greatest activity it has seen in seven years, and as I show buyers homes from Diamond Point to Sequim to Port Angeles to Freshwater Bay, they are excited about buying a home and retiring in the Sequim area. The Sequim economy is thriving, and is the center of healthy economic activity on the northern Olympic Peninsula. This coming weekend is the annual Lavender Festival, which attracts 35,000 people to Sequim. Retirees are moving to Sequim from around the country. Many are visiting and planning to retire here, and many are discovering that the Sequim blue hole or rain shadow is very real.

Sequim

Sequim is Growing

Because Sequim has become a magnet for retirees, the Sequim economy has been somewhat shielded from the drastic economic cycles that have hit many parts of the country. While some parts of the country have had businesses closing their doors and have suffered from laying off working parents, Sequim does not suffer the same curse. Retirees with stable pensions are not affected in the same adverse way, and that also means the service industries in Sequim continue as normal.

Come See Sequim

With real estate sales picking up in other areas of the country, retirees have been coming to Sequim to look at homes, and they are buying in record numbers. For many, the healthy environment, the rich organic soil, the fields and mountains and fresh breeze coming in from the ocean, our pure water, the phenomenal recreational activities, and the low cost of living all make the Sequim area a Heaven for retirees. Come and visit us. Let Chuck Marunde give you the grand tour and look at some homes while you’re here. Find out why so many retirees love Sequim.

Negotiating the Deal

June 10, 2014 by Chuck Marunde

Negotiating to purchase your home in Sequim involves much more than most people realize. It’s not just a matter of making an offer on the price and trying to get the seller to come down. That’s part of negotiating, but that’s just the tip of the iceberg. You negotiate price, but you also negotiate terms–the closing date, financing, how much time you have for a home inspection, a well inspection, a septic inspection, and if issues are revealed during any of the inspections or other contingency items, you negotiate those issues.

Negotiating

Negotiating the Deal

Donald Trump wrote a book entitled The Art of the Deal. It is an art, and expert negotiators like Donald Trump learn the nuances of negotiating and how to play the game. He learned that who is negotiating at the other end is important, and you must know your adversary. This is true in making your offer on a home.

Negotiating is an Art

Your agent must be an expert negotiator if you expect to get the best price and terms, and if you expect to handle any issues that come up during the pending of your transaction. Your agent must know the other agent and how they and their brokerage negotiate. The level of experience of each agent makes all the difference for you. Buying a home is nothing like negotiating at a garage sale, although inexperienced agents sometimes think it is. Since this involves one of your biggest life investments, and you worked so hard for so many years to save enough money to buy your retirement home in Sequim, how you negotiate will affect you the rest of your life. Negotiating your purchase may be the most important transaction of the rest of your life.

Dungeness River

May 23, 2014 by Chuck Marunde

The Sequim Dungeness River pours down the mountains out of the Olympic Mountains from its source, snow and glaciers. Way up in the mountains, I took this photo of the Dungeness River. How could I not? It was so beautiful, and if you can imagine the sound of the gurgling water, it was just therapeutic.

Dungeness River

Dungeness River

If you like nature, hiking, photography, or just soaking in the beauty of the Olympic Peninsula, you’ll love Sequim and the Olympic National Park. From where I took this photo, there are miles and miles of mountain trails. You’ll run out of energy and snacks before you run out of trails. This location is at the end of Palo Alto Road and near the intersection of the Sequim Dungeness River and the Gray Wolf River.

Dungeness River Fishing

The Dungeness River has some nice fish in it, and in the hottest days of summer when my boys were young, they would jump off the bridge into the river on Woodcock Road, and periodically they would raft down the river to where the river finishes its long run into the bay by Three Crabs Road. The Sequim Dungeness River is definitely one of nature’s treasures.

Sequim Golf Courses

May 6, 2014 by Chuck Marunde

Sequim golf courses are very popular to golfers from all over the northwest, primarily because the rainfall is less on Sequim golf courses than all the other golf courses in the northwest. The famous Sequim blue hole is a golfers delight. This is a photo of the Cedars at Dungeness Golf Course on Woodcock Road a few miles north of Sequim. This is definitely one of the best of the Sequim golf courses.  It is a year-round 6,610-yard, par 72, 18-hole Championship course.  It is actually the driest course in Western Washington, and that includes all the Seattle area courses.  This allows The Cedars at Dungeness to host a number of Pro and Pro-Am tournaments throughout the year.

Sequim Real Estate – What’s Selling?

April 30, 2014 by Chuck Marunde

Sequim real estate is moving, as in selling. Water views are in demand as they always have been. A nice water view in a nice area with a nice three bedroom home all on one level, and priced reasonably, is a rare find in this market. A panoramic mountain view is to die for, and while we do have plenty of mountain views, a great mountain is rare. There is plenty of Sequim real estate with a peek-a-boo water view or peek-a-boo mountain view, but not many with the kind of view that makes you sigh.

Sequim Real Estate

Sequim Real Estate Selling

The home in this photo recently sold. It was a modern home, almost like something out of a Homes and Garden Magazine, and it would be right at home in Beverly Hills or some exclusive place in California. But it was in Sequim up in the mountains on 15 acres with a barn. What a gorgeous piece of Sequim real estate. Okay, this would not be everyone’s cup of tea, but for these buyers, it is a piece of Heaven. The mountain view is unbelievable. Well, let me show it to you.

Sequim Mountain View

Sequim Real Estate and Mountains

This stunning Sequim mountain view would be hard to take every day, wouldn’t it? This is what you see from the living room and dining room and kitchen and sunroom. This buyer is very fortunate. With 15 fenced acres, horses can play and feed to their hearts’ delight. Granted, not homes are this perfect, but have you been to Sequim lately? Come and see some Sequim real estate and see for yourself.

Looking for a Sequim Farm?

April 21, 2014 by Chuck Marunde

Are you looking for a Sequim farm? If so, what kind of Sequim farm? A horse farm? Donkeys? Crops? Cabbage? Hay? Cows? A little family mini-farm? What you seek may be hard to find, and of course, a big part of the filtering process will involve price. The perfect Sequim farm is usually priced a little higher than most people’s budget. Searching the MLS for that perfect Sequim farm is not easy, because not all listing agents input their Sequim farm listings in exactly the same way. In other words, they may call their property a “horse property” in the MSL, or they may call it a “farm, a property with a shop,” or something else. Some properties that would be the perfect farm may not currently be a farm.

Sequim Farm

When searching the Sequim MLS, you should search in several ways. You’ll see I created special links at the bottom right hand side of the home page of Sequim-Homes.com. I recommend doing several searches, including the search for Horse Properties and Sequim Homes with Shops and Barns, and you can play with other searches under the advanced tab for the right area and the right acreage.

Sequim Real Market Picks Up

April 13, 2014 by Chuck Marunde

The Sequim real estate market is definitely healthy. Sequim has been a popular retirement haven for retirees from all over the United States, from Florida to Alaska and from New York to Hawaii. And Sequim is famous for its Blue Hole or Rain Shadow, because we only get one-third the rainfall of Seattle, which is only two hours away. So maybe it should be no surprise that buyers are arriving from all over the country. Housing markets in particular areas of the country have improved, and some people are selling their houses quickly for full price. These same people become buyers in Sequim, and they have been buying suddenly.

Real Estate Information for Sequim Buyers

January 29, 2014 by Chuck Marunde

Good real estate information is what buyers need, but what is essential is accurate and relevant real estate information. There is plenty of real estate information, but there is also a lot of unreliable information on the Internet. This site and its affiliate sites are devoted to providing accurate and very relevant information for buyers.

Real Estate Information

Real Estate Information Galore

These sites include more information for buyers than anywhere else. Check out our Sequim Real Estate Blog with over 1,500 articles for buyers about buying real estate in Sequim and Port Angeles. You won’t find a more robust and content-rich real estate information anywhere on the Net. We have dozens of key sites and resources for buyers. You’ll find these links on the above real estate blog in the right margin.

Real Estate Information

You’ll also find many other resources on that blog. Check out this page: Sequim Real Estate Resources (full of Sequim books on real estate, maps, links to documents and more real estate information). For fun you might want to browse our Sequim real estate photos site.

We also have a real estate attorney (ret.) on staff who answers questions freely, and who gives our buyers the confidence they are being protected by experience. You can ask questions on our real estate information Q&A site at Sequim Real Estate Questions.

December 7, 2013 by Chuck Marunde

Buyers want a good Sequim MLS, but they want more than just “good.” Buyers want an online MLS site that not only includes 100% of all the Sequim and Port Angeles listings, but is easy to use, easy to navigate, gives them powerful search options, plenty of eye candy, and is fun to use. But here’s a Sequim MLS site with all that and much more.

Sequim MLS Online

This Sequim MLS site has all the standard search options that you would expect to find in any MLS site online, but you’ll enjoy the easy way the map search works, and you’ll find pre-programmed search links, like horse properties, Sequim waterfront properties, foreclosures, homes with a barn or shop, homes with a guest house, and so on.
