Sequim Real Estate Market

The Sequim real estate market is quite unique and a full explanation of how we got to this place and where this market is likely to go would be a short book. This is the briefest of explanations. Sequim has been a very popular retirement destination for several decades, but since we are off the I-5 corridor by a couple of hours, we are shielded by the explosive growth that occurs in many rural retirement havens.

Over the years, Sequim has attracted some of the most extraordinary people, people who are well educated, mature psychologically and emotionally, and yet humble. The community is full of intelligent, mature, and financially conservative retirees. This means they haven’t overextended themselves by refinancing many times and pulling equity out of their homes, which also means we have very few foreclosures or short sales in Sequim.

The Sequim real estate market is very stable. But since the majority of our buyers come from out of state, our market is subject to the weaknesses of markets around the country. If homes are not selling in southern California, we won’t have very many buyers in Sequim. But when the market gets hot elsewhere, the Sequim real estate market gets hot. Help for Buyers Finding Sequim MLS Information

The Sequim MLS is full of data, thousands of photos, and many virtual tours. The mass of data can be confusing for buyers, because all listing agents do not enter data the same. Titles or fields are often completed differently. What one listing agent calls a water view, another agent would not. Some photos are great, and other photos are unclear, or they don’t accurately represent the property.

Most buyers find it frustrating after months of online searching, looking at different Sequim MLS sites, and digging through Zillow and Trulia and finding all kinds of sites through the search engines. I’ve written elsewhere that Zillow is full of inaccurate data, bad information, and often displays listings that were sold two years earlier. One of my listings that I sold for $770,000 was shown on Zillow as having a value of only $447,000. Many buyers are using Zillow and finding out that other Sequim MLS sites have different information. So after looking at hundreds of online properties in the Sequim MLS, how do you filter them with accurate information that will help you to create a short list of homes you want to view?

Sequim Log Homes

Sequim log homes are not real common, but there are more than you might think. This is a Sequim log home I recently sold, and it is absolutely gorgeous. The log work is exceptional, and the floor plan and all the natural light make this one of the most extraordinary log homes I’ve ever seen.

Sequim Log HomesThe logs on the outside have a weather protecting stain, and inside the logs are all natural without stain. With five acres of rich organic soil and an irrigation system, this is one of the Sequim Valley’s best properties. Did I mention there’s a panoramic mountain view of the Olympic Mountains?  That’s right.

I showed these buyers three other log homes, all beautiful homes. Sequim log homes may not be as common as log homes in Alaska or Montana, but we definitely have a few.

Sequim Septic Systems

What about private septic systems and private wells?  A client recently asked me a very good question that comes up regularly for buyers from outside the Sequim area.

Question:  “How much trouble is it to own properties served by private septic system and wells?  We’re used to having city water and sewer and would, of course, prefer to continue with that. However, my husband really wants a larger lot and most of those are outside the city utility service area.”

Private Septic SystemsAnswer:  Private septic systems have both advantages and disadvantages compared to public sewer systems.  I have a private septic system myself and have had in several other homes.  I also attend private septic system inspections regularly for my clients, and I’ve reviewed many septic reports and interviewed septic system designers and inspectors.  The simple answer is that a private septic system is probably just as good as a public sewer system.  A public system requires that you pay the city or the PUD (public utility district) a monthly fee, and that fee has a tendency to keep increasing.  You don’t pay yourself anything to use your own septic system.  But there’s more to consider.

Private Septic Systems Cost

If you’re building a home, installing a septic system can cost you anywhere from a few thousand to $18,000 for an expensive mound system.  But if you amortize that over the life of your home (20 to 40 years), it’s reasonable when compared to paying to be on a public system.  Now here’s an interesting scenario.  If you build a home in the city limits of Sequim, you will pay roughly $20,000 to $24,000 for city permits, which includes your sewer connection fee.  That’s extremely expensive.  In that case, building a home with a private septic would be less expensive, and building permits are a fraction of that in the county outside the Sequim city limits.  But if you buy an existing home within the city of Sequim that has a private septic, you basically get that septic system free, because it adds virtually no appraisal value to the property.  It probably should, but it doesn’t.  That’s a little like buying a home on 3 acres or 5 acres.  The price does not increase for the additional 2 acres by much at all.

If you own your own septic, you will be responsible for the maintenance, and there is now a county requirement that you file an annual certification.  I wrote an earlier article about how that works at Septic Regulations.  And here’s another article about septic inspections when you purchase a home in the Sequim or Port Angeles area.

Private Septic Systems Cost

Conclusion:  The new private septic systems are designed and built to far exceed minimum standards, and can last for 40 plus years.  The actual maintenance is almost non-existent.  I would suggest that a private septic system is equivalent to being on a public septic system, all other things balancing out.  In other words, there is no great advantage to one over the other.  [There are some exceptions, but that’s another article.]

You also ask about private wells.  I prefer a private well to a public water system.  You are in total control of your own water, the purity of your water, and not subject to increasing water fees.  A health expert once told me, “Don’t drink public water without clorination, but whatever you do don’t drink water with chlorine.”  Public health standards can actually be dangerous to your health.  (Consider the dangerous drugs the FDA approves.)  A private well has almost no maintenance, because pumps last for so many years, sometimes decades.  And your electric bill to run a pump is almost nothing.  I’ve written several articles about private wells and here are two:  Are Private Wells Safe, Private Well Inspections.

Private Septic Systems Pros

My recommendation is that you find the ideal home and the ideal location with the acreage you desire, and whether the property is served by a private well and a septic system or a public utility system is probably of little concern when you examine all the advantages and disadvantages.  Private septic systems and private wells are perfectly fine in the Sequim and Port Angeles area.

Sequim Weather is a Blue Hole

Sequim is famous for its Blue Hole, and it is real and I have the proof.  Sequim gets an average of 16 inches of rain annually, and from concentric circles extending out from Sequim, the rainfall increases dramatically into the Olympic Mountains to the south until the rainfall reaches 200 inches annually.  If you want to live in an area with a manageable and pleasant climate, you may want to live in the Sequim Blue Hole.

The Sequim Blue Hole is a Rain Shadow

The rain forest is only 40 miles as the crow flies south of Sequim into the Olympic Mountain Range.  To officially be called a rain forest, the area must receive at least 100 inches of rain annually, and at the peak this area receives 200 inches per year.  That’s a lot of rain.  The Sequim blue hole is explained by scientist Andrew Boyd this way, “During the winter months, strong, moist west winds blow in from the Pacific. The mountains deflect those winds upward from sea level to over seven thousand feet. They’re cooled on the seventy-mile trip across the mountains; almost all the water they contain condenses out in the form of snow or rain. That’s what causes the Olympic rain forests. Then the air, now wrung out and relatively dry — makes its steep descent. Only after it passes over Sequim, does it begin taking on more water as it heads off toward Seattle.”  This darn Sequim blue hole really does exist.

This is one of the reasons Sequim is such an incredibly pleasant climate, and it’s no surprise so many retirees have been moving to Sequim for years.  Enlarge the image above and see how the rainfall increases as you move outward from Sequim toward Port Angeles, Port Townsend, Port Ludlow, and Port Hadlock.  The Sequim blue hole makes Sequim weather something very special for all of us.

Sequim Real Estate

sequim real estateSequim real estate has always been a target for retirees, at least for the last 25 years, but this year retirees are looking and buying aggressively. Retirees from around the country have been watching Sequim for years, and as they have approached their official retirement date, their search for their ideal home picked up its pace. Many have come to Sequim several times over the years to see if this is where they really want to retire. Looking at homes is another way to the ultimate decision.  I give tours to retirees who are considering Sequim, and I can tell you we have a great time.

A lot of Sequim real estate is selling fairly quickly, but there are still many homes that continue to sit on the market for a long time. Here’s the reason.  Retirees who are in their 50’s and 60’s have similar preferences.  That beautiful newer custom built home with three bedrooms and two baths, a deck, a nice yard with some privacy, within the famous Sequim Blue Hole, and reasonably priced, all on one level with no stairs, or at least not lots of stairs.  Does that sound like your ideal home?  It is for the majority of people moving to Sequim.

Sequim Homes for Sale

DSCF1448The inventory of Sequim homes for sale is not a large inventory.  A search of the Clallam County MLS for homes shows that there are 662 homes currently for sale and pending.  Narrow that search to Sequim, and you find out that there are 314 Sequim homes for sale.  Narrow that further to homes with at least 3 bedrooms, and there are only 224 Sequim homes for sale. And lastly, if you include only homes between $200,000 and $400,000, that leaves 113 homes.

When you start filtering the available homes in the Sequim area with features and acreage that you personally prefer in a location that you like, that list gets shorter and shorter.  This is why retirees like yourself often focus in on the same small universe of homes.  If there are a dozen homes that could be your short list, it is very likely that your list is also the short list for several other retired couples, give or take a couple of houses on the list.

You can do some experimenting with available homes by using this MLS site to run a variety of searches yourself.  This MLS site can be a very helpful tool as you filter carefully through the inventory, save your favorites for your short list, and make adjustments in your final list just before arriving in Sequim.
